Selling Property at Auction
If you decide to sell a property at auction, your auctioneer will ask you to provide a legal pack for potential purchasers to check before they bid. A successful bid at auction binds the purchaser so that they will exchange contracts at the auction. Therefore, your property will be more marketable with a full and comprehensive legal pack. We can prepare a legal pack for you including:
- Special conditions of sale to be included in the auction contract;
- Searches;
- Title deeds and all title documents;
- Replies to standard enquiries.
Our fixed fee for preparing a legal pack is £700 plus VAT plus disbursements (payments to third parties) including any search fees or land registry fees for copy title documents.
If you are then successful at selling your property at auction, we will charge our fixed conveyancing fees deducting any legal pack fee already paid.

Buying Property at Auction
If your bid is successful at auction you will be asked by the auctioneer to sign the contract and contracts are effectively exchanged at the auction. We therefore highly advise that you obtain a report from a solicitor on the documents included in the legal pack.
If you are interested in purchasing a property at auction, we can prepare a report for you on the seller’s legal pack for a fixed fee of £700 plus VAT. If you are then successful at auction, we will charge our fixed conveyancing fees deducting any report fee already paid.
